Kathmandu rent is negotiated in person and rarely listed accurately online. Here is what each budget band buys, where, and what to check before you hand over a deposit.
Rental listings in Kathmandu are a poor guide to the market. The good flats move through word of mouth, building notices and neighbourhood agents, and the price on a website is a starting position rather than a rate.
The budget bands
| Monthly rent (NPR) | What it typically buys |
|---|---|
| 12,000 - 20,000 | One or two rooms in a shared family house, shared or private bathroom, outer ring areas |
| 20,000 - 40,000 | A self-contained 2BHK flat, own kitchen, in most residential areas |
| 40,000 - 70,000 | A modern 2-3BHK with parking, backup power, in Jhamsikhel, Sanepa, Baluwatar |
| 70,000+ | Furnished apartments and houses aimed at diplomats and INGO staff, often quoted in USD |
Furnished units carry a 30 to 50 per cent premium. If you are staying more than a year, furnishing a flat yourself is usually cheaper by the end of month eight.
Where people live
Jhamsikhel and Sanepa (Lalitpur) - the established foreign-resident quarter. Cafes, international schools, quiet streets, walkable. The most expensive per square foot and worth it if your work is in Patan.
Baluwatar, Bishalnagar, Naxal - central, embassy-adjacent, good building stock, heavy traffic on the main roads and calm two lanes back.
Boudha - around the stupa, with a distinct Tibetan-Buddhist character, a strong community of long-stay residents, and rents noticeably below Lalitpur. Further from most offices.
Lazimpat - central and convenient, older buildings, good for a first year while you learn the city.
Bhaisepati and Sitapaila - newer construction, more space, better air, a real commute. Popular with families.
Thamel - convenient for a month, exhausting for a year. Noise runs late.
Before you sign
Ask these, in this order, and treat vague answers as answers:
- How often does the municipal water reach the tank? Twice a week is common. The gap is filled by tanker deliveries at roughly NPR 2,500 to 4,000 per tanker.
- Is there an inverter or solar backup, and what does it run? Load-shedding has largely ended, but outages have not.
- What is the electricity bill in Magh (January)? Winter heating changes the number considerably.
- Who pays for repairs? Establish this before the geyser fails.
- Is internet already installed, and which provider? Some buildings are wired to one provider only.
- Is parking included? Two-wheeler and four-wheeler are priced separately.
- What is the notice period, both ways?
Deposits and agreements
One month's deposit is standard; some landlords ask for three. Anything above three months is unusual and worth questioning.
Write the agreement down. A one-page document in English and Nepali covering rent, deposit, duration, notice, utilities and repair responsibility is enough, signed by both parties with a witness. Photograph the meters and any existing damage on move-in day and send the photos to the landlord the same day, so there is a timestamp.
Rent is usually paid in cash or by bank transfer on a fixed day of the Nepali month, not the Gregorian one. Confirm which calendar you are both using.
Agents
Neighbourhood agents typically charge half a month to one month's rent, paid by the tenant, and earn it by knowing which buildings have vacancies that never get advertised. Facebook groups and community boards are the other reliable route.
Walk the area at 8am and 8pm before you commit. The street that is quiet at midday on a Saturday may be a bus route on a Monday morning.
